Alaska lien deadlines: 120 days, unless someone records a notice

Alaska looks generous on paper. Suppliers and subcontractors get 120 days after they last furnish materials or finish their contract to record a claim of lien, and 6 months after recording to start enforcement.

Then the owner records a notice of completion and you might have 15 days.

That shorter cutoff is the reason we tell Alaska suppliers to send the notice of right to lien early. It's optional, so it's easy to skip, and skipping it is exactly what leaves you exposed when the 15 day window kicks in. A claim recorded late is unenforceable (AS 34.35.068).

Our habit for Alaska jobs: log first and last delivery the day they happen, send the notice of right to lien in the first weeks, and watch the recorder for a completion notice once the project is winding down.
