Scan-Friendly Description

Lead with the details renters use to decide whether to keep reading: location, bedrooms, parking, laundry, pet policy, utilities, move-in date, and viewing process.

This [bedroom count] [property type] is located in [neighbourhood], close to [transit/shops/school/work hub]. The unit includes [top features]. Rent is [rent] and [utilities detail]. Available [date]. To arrange a viewing, send a short note with your preferred viewing times.

Feature Words That Help

Use concrete words: south-facing, ground-floor, covered parking, shared laundry, walkable to bus stop.
Avoid filler: must see, amazing, won't last, luxury unless the listing proves it.
Put restrictions plainly: no smoking, pet policy, occupancy limit, income/reference requirements.
