The Oregon lien notice that only looks back 8 business days
Oregon's Notice of Right to a Lien protects materials delivered from 8 business days before the notice is given. Send it three weeks into a job and the first deliveries can sit outside it.
So we'd send it at the start of every Oregon job, commercial ones included if you're a material-only supplier. It goes to the owner in person or by registered or certified mail, unless the owner ordered the materials. A copy to the mortgagee within 8 business days after delivery keeps priority over a recorded mortgage.
Then the counting. Take the earlier of your last delivery and completion of construction, add 75 days, and that's your recording deadline. The worked example on our guide: last delivery March 4, 2026, construction finished after that, record by May 18, 2026. If construction finishes while you're still delivering, the clock starts at completion.
Recording starts more clocks:
- notice of filing to the owner and any mortgagee within 20 days of recording
- notice of intent to foreclose at least 10 days before you sue
- the foreclosure suit within 120 days of recording
