A lien that expires can still sit on the title

People ask how long a mechanics lien lasts as if there's one number. There isn't. Each state sets its own enforcement window. In many it's around a year from recording, some give only months, a few give longer, and project type or an intermediate step can change it.

That deadline is usually the last day to start the court proceedings, not the day the lien vanishes. File in time and the lien can carry on through the case: Nebraska §52-140(3) continues a timely enforced lien, and Florida §713.22(1) allows continuation with a lis pendens requirement for some later purchasers or creditors.

Miss the window and the lien becomes unenforceable. The debt may still be owed, since expiry takes away the lien remedy, not the invoice. And the recorded document can stay on title until someone releases it or a court clears it, which can still snag a sale or refinance.

We go through what changes state to state here: how long a mechanics lien lasts after recording.
